Building Costs For A Garage

After a year of trying to sell my apartment I've finally had an offer which I've accepted! :D

The place I'm considering buying doesn't have a garage but has plenty of land on which to build one.

Assuming that I get planning, what sort of costs am I looking at to get a decent double garage built (tiled roof, windows, power & water, 2 x 8ft automatic doors)?

Mate just got one built, double garage, 6m x 6m, two doors with electric openers, power, tiled sloped roof...pretty sure he saw no change out of £15k... in fact sure he muttered something about it being closer to £18k all in..

I would have said £18,000 was a bit high but about right for living accomodation.

Say 20' x 20' = 400 sq feet at around £45 per square foot build costs equates to circa £18,000 !!

A garage does not have to be finished off to the same standard or heated etc (unless you want your Lexus to have the ultimate luxury of central heating !! :D :D ).

I have recently had extensive work done to my property including rear extension and also two bedrooms added over a double garage etc. This ran at around £42 per square foot.

I would think you should get a garage of good size as above for around £30 - £35 per square foot so around £14,000.

At the moment developers are averaging about £110 per Square Foot and this is average Spec - one of my developments at the moment is £180 - but its Multi-Storey High-Rise.

That's developers who we all know rip people off !! My work was done by a local builder who specialises in heritage work and also teaches at the local college so his workmanship is exemplary !!

I wouldn't touch a developer - They don't build houses for people to live in they build for what will maximise their profit. (Shortest cable and pipe runs, extra for more than a couple of elec sockets per room etc). They are really not interested in what a family will need in their home only what their bank balance will look like when they squeeze an extra house on an already overcrowded plot.

Oh - And don't even get me started on how they can get away with building cupboards.. sorry I mean bedrooms the size they do !!

Anyway - slightly off topic by my rant...

Mr Morse - find a trusted local guy and stick with him. See if you can have a look at his workmanship and if the price seems fair... Go with it.

Depending on where you are in the country I can't see that you should pay more than £15,000 for a double garage. At the prices quoted above a 20' x 20' would cost you £72,000 !!

well that is up ere in Yorkshire anyway, talking to estate agent about a year ago and value of house either increase's 5k with a garage or decreases 5k (thats with a single garage) without.

Builder accross road from me was going to build me a singel garage next to my other one for 3k, hope this helps ya :)

the bit about the increase and decrease bit was a discussion I had with an estate agent, when I was going to get an extension on my present house a builder gave me a quote and said that I would have to knock down my present garage to do it, (there was no need to knock it down tho) so this is where the discussion with the estate agent came in. He said knock your garage down and you lose 5k straight away on the value of the property, then in theory it would cost you 3-4K to build another one to get your 5k that you lost in the first place. Hope I aint confusing you? It confused me at first. He then said that two identical house's side by side one without a garage and one with a garage. The one with a garage is worth 5k more.

He says it is the average price to put a garage up.

My head hurts now :duh:

I too have recently bought a house without a garage, and I'm looking into building a garage, need to sort out planning permission etc. I also think that a property without a garage could be worth slight less than a property with a garage.

Luckily I have a driveway which hold 2 decent sized cars, unlike my neighbour who can barely park his astra on his driveway...

My collegue tells me it would cost around £12k depending on the doors, ground and dranage issuses. His dad has been a builder and has his own business for the last 45 years. And scarely enough came from Nottingham.

I was actually looking for any info on converting a single into a double - like you saying the single needs knocking down first..

Ah! that info :) That was one builder saying I had to knock my first garage down to make it easier for him,

but I would have been paying him to knock it down and in the process losing 5k in the process in the value of the property, chap accross the road who is a builder said there would have been no need to knock garage down just change the roof type, ( it would have had to slope the opposite way to which it is now) If you have room to add on either side it will be cheaper.

Not had my garage made bigger yet, just waiting funds :whistling: but builder said he would work round my existing one. Just build next to old one and take wall out of one side so space is not restricted. this was going to cost me 3k last year plus materials. I have to move sewer pipes before I can go ahead but that is another story.

I spoke to Mike about this last night and it isn't what he's after but....

Have you thought about a sectional garage?

All you need to do is put a decent 250/300mm concret base down and then the garage sits on top when bolted together. You can get them now so they don't look like the old ones you used to get.

A fraction of the price of building and will no doubt add value to a property without a garage in the first instance.

there are many variables and without a basic specification it must be almost impossible to give an accurate figure, even guesses are £20000 apart

best idea is to get some local recommendations and ask at least three builders for quotes

a few things to think about

type of construction ie brick, face brick, block, block and render etc

type of roof, ie pitched , flat, leading on to tiles which may need to match the house, which may lead to additional joistwork being needed

type of windows, size and amount of windows

groundworks, type of soil, depths of footings, location of existing sevices etc

access to water and electric supplies

size and amount of electrics

waste supplies, both water and rainwater

and dont forget you will need access to the garage when built

and plans to submit to the planning authoritys
