Any Housing Solicitors/estate Agents On Here?

Recommended Posts

If anyone on here is qualified to talk about your rights as a consumer when you purchase a flat, and you move in to find things wrong, can you please get in touch via PM?

Thanks :)

Not actually qualified but know about contracts.

Anything written or verballly given that describes the property forms part of the contract you entered into. If for example you asked if the roof leaked and were told no that would be part of the contract, if it turned out that it did there would be a "breach of contract" and you could claim compensation. If you did not ask the question in the first place the seller does not have to disclose that fact (at the moment).

Like Dave said "let the buyer beware".

i would say it depends on whats wrong and who said they were ok

if you had a full independant survey carried out, the report should list all faults, if not they are liable

if you had just a mortgage survey carried out, this is just to verify the property is worth mortgaging and does not carry any liability for faults not reported

From experience i find any verbal style contract worthless unless there is a 3rd person to varify.
